uPVC is the right choice for 90 percent of standard UK residential properties. It does not rot, does not need painting, and holds its colour for decades. Available in a wide range of profiles and finishes including woodgrain effects that replicate painted timber at a distance.
Timber is still specified on conservation properties, listed buildings and homes where planning restrictions require traditional materials. Hardwood (oak, iroko) significantly outlasts softwood if properly maintained. Softwood painted fascias on standard properties are being replaced with uPVC as a matter of course throughout the UK.

Capping works when the existing timber is structurally sound. A contractor should probe the existing fascia and soffit for softness before quoting for capping. If the timber flexes or crumbles under hand pressure, it is rotten and capping will trap moisture and accelerate the decay. In that case, full replacement is the only correct option.
The tell-tale sign that capping has been done over rotten timber: uPVC that has bowed or pulled away from the wall within a few years of installation. The rotting timber behind has continued to move as it decays, taking the uPVC capping with it.
Rough guide: if a property already has uPVC that is less than 15 years old and showing no structural movement, capping is worth considering. If the existing material is painted timber or uPVC over 20 years old, a proper inspection is needed before deciding.
Scaffolding: The Cost Everyone Forgets
Fascia and soffit work on a two-storey property almost always requires either scaffolding or a mobile elevated work platform (MEWP, commonly called a cherry picker). The Work at Height Regulations 2005 require that any work above ground level be carried out using appropriate equipment, and sustained work at fascia level on a two-storey property cannot safely be done from a ladder alone.

This is where the combination with gutter replacement becomes financially significant. If your gutters also need replacing (which they often do if the fascias have reached replacement age), the scaffold mobilisation is a shared cost. A combined fascia, soffit and gutter replacement on a semi-detached house costs roughly £2,500 to £3,500 total. The same jobs done sequentially, with separate scaffold hire each time, costs £3,200 to £4,800.
What to Check Before and After the Job
Before work starts, a reputable contractor should:
- Probe all existing timber with a penknife or screwdriver to assess rot depth
- Check that soffit ventilation is maintained or improved (blocked soffits cause loft condensation)
- Confirm which guttering will be reinstated or replaced and at what price
- Provide a written quotation specifying materials by brand, thickness and colour
After the job, check:
- That soffit ventilation slots are present and unobstructed
- That all joints and mitres are sealed with appropriate exterior sealant
- That the guttering has been rehung with the correct fall toward the downpipe (not level)
- That all debris has been removed from the gutter channels — fascia replacement generates significant dust and offcuts

- Visible softness, crumbling or discolouration on timber fascias — active rot
- Gaps between the fascia and the wall, or between soffit sections — joint failure allowing water ingress
- Staining on the exterior wall directly below the fascia line — water tracking behind rather than through the gutter
- Persistent damp in the loft at the eaves — blocked or missing soffit ventilation
- Gutters pulling away repeatedly — the fascia they are fixed to has insufficient structural integrity to hold the bracket screws
